В статье приведены результаты исследований, в которых отражается взаимосвязь урбанизации территории региона и роста численности и плотности населения. Целью исследования являлся анализ количественного изменения земель населенных урбанизированных территорий Тюменской области, выявление зависимости плотности населения всей территории региона и населенных пунктов. Автором установлена прямая зависимость процесса урбанизации территории региона и изменения площадей категорий особо ценных земель. В рамках ретроспективного анализа обнаружено, что значительные площадные преобразования категории земель сельскохозяйственного назначения и земель лесного фонда произошли за счет перевода этих категорий в земли населенных пунктов. Это факт подтверждает значительные темпы урбанизации Тюменской области за последние 35 лет. Для решения поставленных задач использованы: анализ, синтез, обобщение, методы системный формализации, обобщения, абстрагирования. Результатом проведенного исследования стала разработанная организационно-управленческая система регионального мониторинга земель урбанизированных территорий, позволяющая выявить, систематизировать и спрогнозировать негативные изменения количественного и качественного состояния земель. Данная система является целостной, неделимой, позволяет преодолеть и синтезировать процессы и комплексы работ по наблюдению, оценке, прогнозу развития застроенных и подлежащих застройке территорий.

The article presents the results of studies that reflect the relationship between the urbanization of the region's territory and the growth in the number and density of the population. The purpose of the study was to analyze the quantitative change in the lands of populated urbanized territories of the Tyumen region, to identify the dependence of the population density of the entire territory of the region and populated areas. The author established a direct relationship between the process of urbanization of the region's territory and changes in the areas of categories of especially valuable lands. As part of the retrospective analysis, it was found that significant area transformations of the category of agricultural land and forest land occurred due to the transfer of these categories to the lands of populated areas. This fact confirms the significant pace of urbanization of the Tyumen region over the past 35 years. To solve the tasks, the following were used: analysis, synthesis, generalization, system formalization, generalization, abstraction. The result of the study was the developed organizational and managerial system of regional monitoring of lands of urbanized territories, which allows identifying, systematizing and predicting negative changes in the quantitative and qualitative state of lands. This system is integral, indivisible, and allows for overcoming and synthesizing processes and work complexes for monitoring, assessing, and forecasting the development of built-up and development-subject territories.
